Things Not On That List

We promised to give a some real life examples of what some of our Gig Harbor Contractors have come across over the years that some home owners have attempted to do on their own but found themselves in the exact situation we are trying to prevent.

If you checked out that DIY home inspection list from yesterday, here is one that you won’t find on any list but is definitely something home inspectors are looking out for.

Since we have already talked about plumbing and roofing on here we will just keep that theme going with another example.

Who Would Have Thought?

So one of our roofing contractors is employed by a local company and here is their St Peters Roofing website where he is responsible for doing the work we mentioned yesterday properly and able to pass a home inspection test with flying colors.

It was only a couple of months ago where he received a call from a home owner who had a home inspection done because they were going to sell their house but ended up doing more damage than what was already there.nailsThe inspection company found a few nails that were protruding from their roof and they needed to be taken care of before they could get that passing grade.

So the home owner decided to take it upon himself to try and remove the nails himself and install a new section of shingles on the roof. He actually went to the web and found this DIY roof removal guide and thought this was something he could do. Well after 3 days, the poor homeowner ended up tearing more than half of the damaged section of shingles right off of the surface and created a much bigger problem than what was already there. Needless to say, our contractor went it with one other guy and did the job within hours and gave their roof the passing grade that they needed for their home inspection.

So not only did the owner spend 3 days working on a job he didn’t know what he was doing, but he wasted all of the money he used trying to solve the problem himself. We see this all too often in this business and can’t stress enough the importance of hiring professional help for this kind of work.

So How Could This Save You Money?

At the end of our last post we made a little comment about how trying to cut corners when assessing repairs or damage to your home could end up costing you thousands of dollars in the long run and this is obviously not in any potential buyer’s, or your, best interest.

So this could be interpreted in a number of different ways, but we are going to try and do our best to explain in in a way that everyone can understand. There are a number of different ways taking the easy way out could be very costly for you and it is very important that you do the right thing.

Don’t Cost Yourself Money!

One of the biggest problems that we have seen over the years is that home owners do the right thing and get a home inspection done, but then take it upon themselves to do the work that is needed to be done on their own.

coinsIf you don’t have the experience or knowledge in proper home repair work like the contractors and agents here at Gig Harbor Homes, then chances are very good that you will be wasting your time and money by trying to take on these sort of jobs.

It is important to keep in mind that if a home inspector finds problems in your home, they will be back to do another evaluation and won’t give you the approving paperwork you will need if it isn’t done properly. You can reference this DIY home inspection checklist to get a little bit of an idea of what you are up against.

Now you have wasted all this time and money trying to save yourself a few bucks but are right back where you started.

We will give some real life examples on our next one so stay tuned!

Trust Your Roofers

If you did the right thing and had a professional home inspection team come out and either give your home, or your potential future home a thorough and proper look then it is time to decide what you want to do next.

For both sellers and buyers, you need to take everything that your home inspector very seriously and not try to cut any corners. Not only is this deceitful and dishonest, it could also be illegal depending on the severity of the problems that are found.

Rely on the Pros

For the gentlemen out there reading this: if you don’t have the experience to do proper repair work on your home then you probably should leave it to the professionals and hire a real team to do the job for you. Don’t try and show off in front of your lovely lady if you haven’t done this sort of work in the past and don’t feel ashamed or emasculated for having to call in an extra helping hand.

toolsHiring professionals can save you thousands of dollars if something were to go wrong and can add thousands of dollars worth of overall value to your home when a team of pros do the work for you.

Going back to roofing as an example, this kind of work can be dangerous and costly for amateur contractors. But spending the money on a real professional company for roof repairs & replacements like this one that we have worked with in the past will absolutely be in the best interests of you, and your wallet in the long run.

It is important to thing about the long term goals in the housing market and if you are out there just trying to make a sale as quick as possible and cut corners, you could end up costing yourself thousands of dollars down the road.

Home & Indoor Inspections

Now that you know the importance of hiring an inspector for the exterior of your home, I hope it is apparent that the same benefits are there for the interior as well!

Plumbing, Plumbing, Plumbing!

This is a big one that we have had multiple clients be burned on over the years. Needless to say, a problem with the plumbing on the inside of a house is a little bit harder to see than a problem with the roof of a house. This makes hiring a professional inspection team or at least a licensed contractor check a home out even more important.

plumbingSince we gave an example of a team we have used for exterior home remodeling, here at Roto-Rooter website is another company that we have used in the past to do just that. When looking for a company to look for things that you or I might not be aware of, it is important to see some credentials or ask for references before hiring them.

Just like any other company, they are in the business to make money and will usually do anything they can to make it happen. Hiring a team that is reputable, honest, and licensed is very important before going forward with any other work.

This is why we have contractors from all different industries on our side here at Gig Harbor Homes which helps us cover as many bases as possible for you!

Home & Roof Inspections

This one is going to be a little bit of a continuation from yesterday and we will go into a little bit more detail today. For those of you who missed it, we discussed how much of an impact a first impression can have for both buyers and sellers.

You want to make sure your home is presentable and inviting when potential buyers are coming over to check out your home and if the exterior is neglected you can almost always assume that the interior will be no different.

Home Inspections

One of the best things that you can do if you are trying to sell your home is to hire a team of professional home inspectors to give you an official and documented check list that you can show to any potential buyers.

newhomeA home inspector looks for more than what you or I could look for if we are in the market for a new home. They do this for a living and it is their job to try and find things that are wrong with your home so having their evaluation on paper is very credible and shows buyers that you have nothing to hide!

Here at O’Fallon Roofing website is a team that we have worked with in the past and have hired to do roof & home inspections for some of our clients. Along with other home inspection and roofing companies, they have been in the business for years and have a knowledge on homes and buildings that you or I do not have and have a much better understanding of it all.

If you are in the market for a new home and the seller hasn’t had an official and professional home inspection team come out and evaluate the home then you are pretty safe to assume that they are either lazy, cheap, or are trying to hide something which is a huge red flag.

Any buyer or seller should have a number of documents they have and ready to hand over at a moment’s notice.

Making An Impression Count!

As we mentioned with our debut post, there is more that meets the eye then what year a home was built or what the seller tries to tell you. Again as we have mentioned, not draineveryone is the real estate business (especially home sellers) is as honest as you me.

For the most part, they will tell you anything and everything you want to hear to try and close the deal and unfortunately this can cost you a lot of money down the road.

Unless you are fortunate enough to have a team as honest as we are, you need to be careful.

First Impressions Matter!

That being said, you want to make sure that your house is in presentable condition and really catches the eye of any potential buyers. If a buyer pulls up to a home for an open house and the outside is dirty or run down, what does that tell them about the state of the rest of the house?

It tells them that you don’t care about how your home looks on the outside so what would lead you to believe that the inside is any different?

First impressions can be a make or break deal when talking about the real estate market so making sure that the exterior of your home is in tip top shape is imperative.

There are a number of things that you can do to make sure this happens, including a professional home inspection which we will begin discussing next so stay tuned!

Our Team

Gig Harbor Homes have been in the business since 2006 and since then, we have picked up a number of team members that are among the best in their respective industry. We have roofers, agents, and home inspectors working for us and collectively we make up one of the most knowledgeable teams in the business.

What Makes Us Different?

Well what really makes us different from other teams of real estate agents or contractors is just what you got finished reading!

Our team is one of the most eclectic around and you really won’t find another company that has a more diverse group of experts working together to make sure that any sale we are a part of, whether we are on the buying or selling side, is one that will make either make or save both us and you the most money possible!

Let’s be honest for a moment.

Aside from used cars salesmen, real estate agents don’t have the best reputation as far as honesty goes. We work every day to try and tear that stereotype down by providing knowledgeable and honest advice for any of our clients. This has been our motto from day 1 and is the reason we have become as successful and reputable as we have.

You really can’t make it as far in this business through dishonesty like you used to and that is why we try and get as many people from different backgrounds working with us as possible!

Gig Harbor Reputation

Gig Harbor Homes For Sale has been one of Washington’s leading real estate agencies since 2006 and we are showing absolutely no signs of slowing down! Although we primarily focus on the real estate market and our clients consist of both buyers and sellers, we are extending our services to our new page here and will be talking about what has led to our great success over the years.

Don’t Judge a Book by its Cover!

salenoteThere is much more that meets the eye than simply what year a home was built or how much money has been put into it over the years. There are a number of things that every home buyer or seller should be looking for on both ends of a deal. So whether you are in the market for a new home, or trying to make that amazing deal you have been waiting to make all of these years of investing into your home, we promise that you will find information on here from us to make the whole process as easy (and as profitable!) as possible.

Our realtors have been in the business for a long time and even though we are based out of Gig Harbor, Washington, our services have gone national and we plan on expanding even more as the years go by.

We hope to use this page as a way to expand our audience and to spread the knowledge and experience that we have gained over the years!
