We promised to give a some real life examples of what some of our Gig Harbor Contractors have come across over the years that some home owners have attempted to do on their own but found themselves in the exact situation we are trying to prevent.
If you checked out that DIY home inspection list from yesterday, here is one that you won’t find on any list but is definitely something home inspectors are looking out for.
Since we have already talked about plumbing and roofing on here we will just keep that theme going with another example.
Who Would Have Thought?
So one of our roofing contractors is employed by a local company and here is their St Peters Roofing website where he is responsible for doing the work we mentioned yesterday properly and able to pass a home inspection test with flying colors.
It was only a couple of months ago where he received a call from a home owner who had a home inspection done because they were going to sell their house but ended up doing more damage than what was already there.The inspection company found a few nails that were protruding from their roof and they needed to be taken care of before they could get that passing grade.
So the home owner decided to take it upon himself to try and remove the nails himself and install a new section of shingles on the roof. He actually went to the web and found this DIY roof removal guide and thought this was something he could do. Well after 3 days, the poor homeowner ended up tearing more than half of the damaged section of shingles right off of the surface and created a much bigger problem than what was already there. Needless to say, our contractor went it with one other guy and did the job within hours and gave their roof the passing grade that they needed for their home inspection.
So not only did the owner spend 3 days working on a job he didn’t know what he was doing, but he wasted all of the money he used trying to solve the problem himself. We see this all too often in this business and can’t stress enough the importance of hiring professional help for this kind of work.
At the end of our last post we made a little comment about how trying to cut corners when assessing repairs or damage to your home could end up costing you thousands of dollars in the long run and this is obviously not in any potential buyer’s, or your, best interest.
So this could be interpreted in a number of different ways, but we are going to try and do our best to explain in in a way that everyone can understand. There are a number of different ways taking the easy way out could be very costly for you and it is very important that you do the right thing.
Don’t Cost Yourself Money!
One of the biggest problems that we have seen over the years is that home owners do the right thing and get a home inspection done, but then take it upon themselves to do the work that is needed to be done on their own.
If you don’t have the experience or knowledge in proper home repair work like the contractors and agents here at Gig Harbor Homes, then chances are very good that you will be wasting your time and money by trying to take on these sort of jobs.
It is important to keep in mind that if a home inspector finds problems in your home, they will be back to do another evaluation and won’t give you the approving paperwork you will need if it isn’t done properly. Now you have wasted all this time and money trying to save yourself a few bucks but are right back where you started.

For both sellers and buyers, you need to take everything that your home inspector very seriously and not try to cut any corners. Not only is this deceitful and dishonest, it could also be illegal depending on the severity of the problems that are found.

For the gentlemen out there reading this: if you don’t have the experience to do proper repair work on your home then you probably should leave it to the professionals and hire a real team to do the job for you. Going back to roofing as an example, this kind of work can be dangerous and costly for amateur contractors. But spending the money on a real professional company for roof repairs & replacements like this one that we have worked with in the past will absolutely be in the best interests of you, and your wallet in the long run.
It is important to thing about the long term goals in the housing market and if you are out there just trying to make a sale as quick as possible and cut corners, you could end up costing yourself thousands of dollars down the road.
Now that you know the importance of hiring an inspector for the exterior of your home, I hope it is apparent that the same benefits are there for the interior as well!

This is a big one that we have had multiple clients be burned on over the years. Needless to say, a problem with the plumbing on the inside of a house is a little bit harder to see than a problem with the roof of a house. This makes hiring a professional inspection team or at least a licensed contractor check a home out even more important.
